Down payment in Hong Kong
The down payment is the price minus the mortgage loan, but around signing and completion you usually still pay ad valorem stamp duty, agency commission, legal fees and mortgage-related costs. A new or second-hand flat may also bring different management fees, deposits, clearance and renovation budgets.
That is why the tool puts the “total upfront cost” first: it is not the total cost of the property, but the cash you need to set aside at completion, based on your assumptions.
Stamp duty on a home purchase
The transitional ranges between bands use a marginal formula, so you cannot simply multiply the price by the headline percentage. This tool applies the Scale 2 rates in force from 26 February 2026 and rounds up to a whole dollar; where more than one residential property, a difference between consideration and market value, or an exemption is involved, check with the Inland Revenue Department’s service.

Even with the same loan, a higher rate pushes up the monthly repayment. The result also shows a scenario with the rate 1 percentage point higher, so you can keep a buffer.
The HKMA’s current debt servicing ratio limit is 50%. The tool uses the monthly repayment divided by 50% as a reference; repayments on other mortgages and debts reduce the room available.
A longer term usually lowers the monthly repayment but increases the total interest. When comparing, look at both the monthly repayment and the total interest, not just one of them.
